Job Summary and Responsibilities

The System Manager of Real Estate Transactions is responsible for supporting the execution and coordination of real
estate transactions across CommonSpirit Health (CSH). Reporting to the System Director of Real Estate Transactions, this role is a key member of the National Real Estate Services (NRES) team and plays a critical part in advancing
CommonSpirit’s real estate initiatives. The System Manager works remotely and manages and supports a range of transaction types, including leasing, acquisitions, dispositions, development, and joint ventures, ensuring alignment with system-wide
strategic, operational, and financial goals.
This role will collaborate closely with internal stakeholders, external partners, and market leaders to help execute real estate strategies that support clinical growth, optimize portfolio performance, and contribute to long-term capital
reinvestment objectives. The System Manager will ensure that transactions are executed efficiently, consistently, and in compliance with all regulatory requirements and internal governance standards. This position contributes to building a leading healthcare real estate portfolio that supports the Integrated Delivery Network (IDN) across all CommonSpirit
markets.

Essential Key Job Responsibilities

  • Support execution of real estate transactions across the CommonSpirit portfolio, including leasing, acquisitions, dispositions, joint ventures, and related contract negotiations.
  • Coordinate with internal stakeholders and external brokers to align transaction scope and deliverables with
    approved business plans and capital program objectives.
  • Prepare, track, and maintain key transaction documents including letters of intent, legal requests, approval
    memos, estoppels, and lease abstracts.
  • Partner with the legal team to support contract negotiations and ensure alignment with internal policy and
    external regulatory requirements, including Stark Law and Anti-Kickback compliance.
  • Manage day-to-day communication with markets, regions, and business units to ensure alignment between real estate transactions and clinical or operational objectives.
  • Contribute to the development and refinement of real estate transaction workflows, templates, and tools to
    promote consistency and efficiency across markets.
  • Assist in gathering and analyzing real estate and market data to inform transaction strategy and decisionmaking. 
  • Track and report on key performance indicators (KPIs) related to transaction cycle time, leasing outcomes, and financial performance.
  • Support transaction due diligence efforts, including coordination of site evaluations, financial analysis, and
    documentation reviews.
  • Collaborate with peers in Real Estate Strategy, Growth, Planning, and Project Delivery to ensure real estate
    transactions support the broader strategic vision of NRES and CommonSpirit Health.
  • Assist with the implementation of governance protocols and ensure required documentation is maintained and archived per NRES and organizational policy.  Maintain effective relationships with third-party brokers, legal counsel, and internal functional leaders.
  • Participate in ongoing process improvement initiatives to increase operational efficiency and transparency
    across the transaction lifecycle.
  • Support the System Director of Transactions with strategic initiatives, special projects, and reporting as needed.
  • Travel as required to support real estate transactions and team coordination across CommonSpirit Health
    markets.

Job Requirements

● Minimum of seven (7) years of experience in Healthcare real estate, corporate or commercial real estate, leasing and
transactions, and sales.

● Bachelor's degree in Real Estate, Finance, Legal, Business Administration, or related field equivalent or experience.

● Must have experience in implementing and understanding real estate transactions, and real estate lease documents

● Solid knowledge of healthcare real estate markets, regulatory considerations (including Stark and Anti-Kickback), and lease and purchase structures.

Experience coordinating cross-functional teams and collaborating with legal, finance, real estate strategy, and operations stakeholders.

● Familiarity with real estate transaction documentation, including LOIs, leases, purchase agreements, and approval workflows.

● Working knowledge of real estate finance, budgeting, and cost analysis related to leasing, acquisitions, and dispositions.

● Strong understanding of contract terms and negotiation processes.

● Ability to manage multiple transactions and priorities while ensuring accuracy and compliance.

● Proficiency in synthesizing data from multiple sources to support informed real estate decisions.

● High attention to detail and strong organizational skills

● Proactive, solutions-oriented mindset with a collaborative, professional approach.

● Excellent written and verbal communication skills, including the ability to summarize complex transactions clearly and concisely.

● Proficiency with Microsoft Office Suite (Excel, Word, PowerPoint, Outlook); familiarity with Google Workspace preferred.

● Commitment to maintaining confidentiality, integrity, and professionalism in all activities.

● Ability to travel as needed to support transactions and team coordination across multiple markets.
